Running to Stand Still (or, the Impact of Inflation and Taxes)

Everyone knows that inflation eats into savings and increases costs (to understand how inflation can affect your cost of living, use our Cost of Living Calculator. But what a lot of people grapple with is how does one insure oneself against inflation? In this article we discuss why it is important to invest wisely particularly if you do not want to keep running (working hard) just so that you can stand still (maintain your current standard of living).

Consider the post-tax, real rate of return

Whenever you consider an investment option, remember to evaluate the expected rate of return in real terms. In other words, deduct your expected compound annual rate of inflation for the investment period from the compound annual rate of return that you expect from your investment.

For example, say you are considering a bank fixed deposit that promises you an 11% annual rate of return over the next five years and your expectation of inflation during this period is 7% (compound annual).

For this investment, your real compound annual rate of return is only 4%. If your income from this investment attracts a 30% tax rate, then your post-tax real rate of return diminishes further to 0.7% only! A number nowhere near the 11% that you might be using to evaluate this investment option!! An investment with such characteristics is a classical example of running to stand still.

Let's look at how you could improve your 0.7% return. If you are willing to take on a slightly higher level of risk, you could invest this money into an income mutual fund with a dividend investment plan option. Such an investment is likely to yield around 11% post-tax return (since dividend income from mutual funds is non-taxable). This would effectively result in a post-tax, real rate of return of 4%, far higher than the 0.7% that the bank fixed deposit would earn for you.

On a 10-year perspective, Rs10,000 invested today in bank deposits (yielding 0.4% post-tax, real rate of return) would be worth Rs10,722 whereas the same amount invested in an income mutual fund is likely to be 38% higher at Rs14,802. Presumably, this should compensate you for the slightly higher risk to which your investment is exposed. The above example highlights that inflation and taxes are important factors to consider while evaluating investment returns and how a little more attention to your investment decisions can result in a significant improvement in your financial health. In this article we discuss how, because of the power of compounding specially over a long period of time, the difference between starting to invest early versus starting late can have a significant impact on your wealth.

We'll elaborate this with the help of an example.

Let's compare two friends: Sonia and Peter. Sonia starts saving Rs750 per year from the time she is 15. After 15 years, she stops investing money to her nest egg.

On the other hand, Peter starts investing Rs5,000 per year when he is 30 and continues investing this amount every year till he is 60.

If both earn 15% post-tax return per annum on their investments, who will have more wealth when they retire at age 60?

Sonia. Her Rs750 annual savings between age 15 and 30 will aggregate to Rs27.7 lakhs by age 60, whereas, Peters Rs5,000 annual savings between age 30 and 60 will aggregate Rs25 lakhs.

Both will have built up meaningful wealth (compared to their investments). BUT for Sonia to build her wealth, the difference in the annual investment amount and the fewer number of years required for making investments, highlight the importance of starting to invest early.

To summarise, the power of compounding is the single most important reason for you to start investing right now. Remember, every day that your money is invested, is a day that your money is working for you.

क्या है आईआईपी? और क्यों है इसकी चर्चा

औद्योगिक उत्पादन सूचकांक (आईआईपी) किसी अर्थव्यवस्था के औद्योगिक क्षेत्र में किसी खास अवधि में उत्पादन के हालात के बारे में बताता है। भारत में हर महीने आईआईपी के आंकड़े जारी किए जाते हैं। ये आंकड़े आधार वर्ष के मुकाबले उत्पादन में बढ़ोतरी या कमी संकेत देते हैं। भारत में आईआईपी की तुलना के लिए वर्ष 1993-94 को आधार वर्ष माना गया है।

आईआईपी की गणना किस तरह से की जाती है?

किसी महीने की आईआईपी उस महीने के छह हफ्ते के अंदर जारी किया जाता है। आईआईपी के अनुमान के लिए 15 एजेंसियों से आंकड़े जुटाए जाते हैं। इनमें डिपार्टमेंट ऑफ इंडस्ट्रियल पॉलिसी एंड प्रमोशन (डीआईआईपी), इंडियन ब्यूरो ऑफ माइंस, सेंट्रल स्टैटिस्टिकल आगेर्नाइजेशन और सेंट्रल इलेक्ट्रिसिटी अथॉरिटी शामिल हैं। चूंकि यह जरूरी नहीं है कि किसी खास महीने का इंडेक्स तैयार करते समय उत्पादन से संबंधित सभी आंकड़े मौजूद हों, इसलिए पहले प्रोविजनल (अस्थाई) इंडेक्स तैयार करने के बाद जारी कर दिया जाता है। बाद के महीनों में इसमें दो बार संशोधन किया जाता है।

आईआईपी की शुरुआत कब हुई थी?

सबसे पहले 1937 को आधार वर्ष मानते हुई आईआईपी तैयार किया गया था। इसमें 15 उद्योगों को शामिल किया गया था। तब से अब तक इसमें कम से कम सात बार संशोधन किया जा चुका है। इंडेक्स को प्रासंगिक बनाए रखने के लिए आधार वर्ष और इसमें शामिल उत्पादों में बदलाव किया गया है। सांख्यिकी मंत्रालय द्वारा जारी किए गए ताजा मानकों के मुताबिक किसी उत्पाद के इसमें शामिल किए जाने के लिए प्रमुख शर्त यह है कि वस्तु के उत्पादन के स्तर पर उसके उत्पादन का कुल मूल्य कम से कम 80 करोड़ रुपए होना चाहिए। इसके अलावा यह भी शर्त है कि वस्तु के उत्पादन के मासिक आंकड़े लगातार उपलब्ध होने चाहिए। इंडेक्स में शामिल वस्तुओं को तीन समूहों-माइनिंग, मैन्युफैक्चरिंग और इलेक्ट्रिसिटी में बांटा जाता है। फिर इन्हें उप-श्रेणियों मसल-बेसिक गुड्स, कैपिटल गुड्स, इंटरमीडिएट गुड्स, कंज्यूमर ड्यूरेबल्स और कंज्यूमर नॉन-ड्यूरेबल्स में बांटा जाता है।

आईआईपी के आंकड़े अभी चर्चा में क्यों हैं?

इस साल अगस्त महीने के लिए जारी किए आईआईपी के आंकड़े चर्चा में हैं। इसकी वजह यह है कि इस साल अगस्त में औद्योगिक उत्पादन में 10.4 फीसदी की बढ़ोतरी दर्ज की गई है। जुलाई में औद्योगिक उत्पादन में 7.2 फीसदी की बढ़ोतरी दर्ज की गई थी। असल में पिछले दो साल में अगस्त में औद्योगिक उत्पादन में सबसे अधिक बढ़ोतरी दर्ज की गई है। इस बढ़ोतरी में कंज्यूमर ड्यूरेबल और कैपिटल गुड्स क्षेत्रों का बड़ा हाथ रहा है। कई जानकार इसका कारण सरकार के आथिर्क राहत पैकेज को बताते हैं। इससे चालू वित्त वर्ष के दौरान सकल घरेलू उत्पाद (जीडीपी) की वृद्धि दर अनुमानित 6 फीसदी से ज्यादा रह सकती है।

शुभ-लाभ की रणनीति

निवेशक चाहे शेयर बाजार का हो, कमोडिटी बाजार का, रियल एस्टेट का हो या फिर म्यूचुअल फंड के जरिए पैसा लगाने वाला, उसकी परेशानी यह होती है कि रकम जेब में आते ही तुरंत बाजार ढूंढने लगता है। ऐसे में जब उसे शेयर बाजार अपने शिखर के करीब दिख रहा हो, सोना अभूतपूर्व ऊंचाई पर पहुंच चुका हो और रियल एस्टेट के दिन बहुरने की कोई गुंजाइश न दिख रही हो, तो उसका बेचैन होना स्वाभाविक है। निवेशकों की इसी बेचैनी को दूर करने के लिए ईटी ने दिवाली के मौके पर बाजार के विशेषज्ञों से जो चर्चा की, उसमें यह बात निकल कर सामने आई कि रियल एस्टेट लंबे समय में शानदार रिटर्न देता है, लेकिन शेयर बाजार भी किसी से पीछे नहीं है।

एस्कॉर्ट्स सिक्योरिटीज के अशोक अग्रवाल ने कहा कि रिटर्न के मामले में दूसरे एसेट क्लास में इक्विटी इनवेस्टमेंट अब भी बेहतर है। अगर निवेशक इसमें लंबे समय तक बने रहे तो शानदार रिटर्न दे सकता है। अग्रवाल के मुताबिक, इक्विटी निवेश में 1 से 3 साल की अवधि को लंबी अवधि मानने का चलन ठीक नहीं है। उन्होंने कहा कि लंबी अवधि का मतलब कभी-कभी एक दशक या उससे ज्यादा भी हो सकता है। म्यूचुअल फंड एक्सपर्ट और वैल्यू रिसर्च के सीईओ धीरेंद्र कुमार से जब यह पूछा गया पिछले कुछ समय में इक्विटी म्यूचुअल फंड्स की तुलना में बैलेंस्ड और डेट म्यूचुअल फंड का रिटर्न बेहतर रहने का क्या कारण है, तो उन्होंने कहा, 'बैंलेस्ड या डेट फंड के 1-3 महीने के रिटर्न के आंकड़ों की तुलना इक्विटी म्यूचुअल फंड्स से करना ठीक नहीं है। अगर लंबी अवधि के रिटर्न को देखा जाए तो इक्विटी म्यूचुअल फंड का रिटर्न सबसे बेहतर रहा है।' उन्होंने कहा जिस इक्विटी म्यूचुअल फंड में जितना ज्यादा जोखिम होगा, उससे उतना ज्यादा रिटर्न मिलेगा।

कमोडिटी एक्सचेंज एनएमसीई बिजनेस डेवलपमेंट के वाइस प्रेसिडेंट एम के खट्टर ने कमोडिटी में निवेश की रणनीति समझाते हुए कहा, 'पोर्टफोलियो का डायवर्सिफाइड होना बेहद जरूरी है। ऐसे में, अपने पोर्टफोलियो का एक हिस्सा कमोडिटी के लिए जरूर रखना चाहिए।' वहीं, रियल एस्टेट में निवेश की संभावनाओं के बारे में जोंस लैंग लसाले मेघराज के मैनेजिंग डायरेक्टर (नॉर्थ इंडिया) पंकज रंजन ने बताया कि अगर अर्थव्यस्था 6 से 8 फीसदी की वृद्धि दर से बढ़ती है तो रियल एस्टेट में भी सामान्य तेजी जारी रहेगी। रियल एस्टेट के ग्रोथ में अब भी यही देखने को मिल रहा है कि मेट्रो शहर और चुनिंदा टियर टू सिटीज में ही कीमतें ज्यादा तेजी से बढ़तीं हैं और रियल एस्टेट परियोजनाओं में बड़ा निवेश आता है। इन शहरों में पैसे की सप्लाई ज्यादा है जो रियल एस्टेट को मजबूती प्रदान करती है।

खट्टर ने कमोडिटीज में निवेश से पहले की सावधानियों के बारे में कहा, 'कमोडिटी में निवेश से पहले मांग और सप्लाई की स्थिति और कीमतों को देखना चाहिए।' उन्होंने कहा कि कमोडिटीज की खासियत यह होती है कि हर कमोडिटी का एक निश्चित गुण धर्म होता है और कमोडिटीज इन्हीं के हिसाब से चलती हैं। ऐसे में, कमोडिटीज में निवेश के बारे में अंदाजा लगाना ज्यादा आसान होता है। खट्टर ने कहा, 'जहां तक रिटर्न की बात है तो एक रिपोर्ट के मुताबिक पिछले लंबे वक्त में कमोडिटी से औसत यील्ड 11 फीसदी की रही है, जो कि करेंसी और बॉन्ड के मुकाबले ज्यादा है।' बाजार की मौजूदा तेजी के बारे में धीरेंद्र कुमार ने कहा कि 2008 और 2010 के बीच काफी फर्क आ गया है। उस समय के उलट आज म्यूचुअल फंडों के पास पैसा नहीं है और आम निवेशक भी उस समय के मुकाबले आज ज्यादा सतर्क है। ऐसे में अगर गिरावट शुरू हुई तो वह कहां थमेगी, कहना मुश्किल है।

अशोक अग्रवाल ने कहा कि बाजार इस समय उच्चतम स्तर के करीब है, लेकिन छोटी अवधि में करेक्शन के आसार नजर नहीं आ रहे हैं। अगर निवेशकों को चिंता हो रही है तो उन्हें 15-20 फीसदी रिटर्न मिलने पर बाजार से निकल जाना चाहिए। अभी रीटेल इनवेस्टर ऊंचे स्तरों पर मुनाफावसूली कर रहे हैं, जबकि एफएफआई बहुत ज्यादा निवेश कर रहे हैं। अगर किसी वजह से ये बिकवाली करते हैं तो इसके असर से बाजार बच नहीं पाएगा, लेकिन तब रीटेल निवेशकों को निचले स्तरों पर बाजार में घुसने का मौका मिलेगा।

सोना में निवेश को लेकर विशेषज्ञों में खासा मतभेद दिखा। इक्विटी मार्केट के जानकार अग्रवाल ने कहा कि सोने में आई तेजी का फायदा उठाने के लिए दुनिया भर के केंद्रीय बैंकों द्वारा बिकवाली की आशंका न के बराबर है, क्योंकि करेंसी पर बैंकों का पहले जितना भरोसा नहीं रह गया है। लेकिन धीरेंद्र ने इसका प्रतिवाद करते हुए कहा कि पिछले एक-डेढ़ साल से सोना और महंगाई दर के बीच का तालमेल खत्म हुआ है, जिससे सोने की कीमतें बुलबुले के दायरे में पहुंच गई हैं।

रियल एस्टेट में भारतीयों के रुझान को यूनिक बताते हुए पंकज रंजन ने कहा कि लोग यह जानते हुए भी कि मकान के किराए की तुलना में लोन की किस्त महंगी पड़ेगी, मकान खरीदते हैं, क्योंकि अपने देश में अपना घर होना बड़ी बात मानी जाती है। दूसरी चीज यह है कि पश्चिमी देशों की तुलना में भारत में काला धन का इस्तेमाल ज्यादा हो रहा है। इस पैसे को रियल एस्टेट में छिपाना अभी सबसे आसान है। जहां तक कीमतों के बढ़ने का सवाल है तो डिमांड और सप्लाई के सामान्य सिद्धांत से भी अलग बहुत से कारक यहां काम कर रहे हैं। भारत एक विकासशील देश है लिहाजा बुनियादी ढांचा और विकास परियोजनाएं यहां एक झटके में किसी भी इलाके के प्रॉपर्टी रेट बदल सकती हैं। जैसे किसी इलाके में सड़क बनने भर से वहां कीमतें चढ़ जाती हैं, पश्चिम के विकसित देशों में इस तरह की स्थितियां देखने को नहीं मिलतीं।

अग्रवाल ने कहा कि जहां तक मौजूदा स्तरों पर निवेश के मौकों का सवाल है तो अभी भी कई कंपनियां हैं, जिनके शेयरों में निवेश कर अच्छा प्रॉफिट कमाया जा सकता है। जल्दबाजी में खरीदारी नहीं करनी चाहिए। कंपनियों के बारे में बुनियादी जानकारी हासिल करने के बाद ही उनमें निवेश करना चाहिए। कंपनी क्या कारोबार करती है, उसकी बिक्री में बढ़ोतरी की क्या रफ्तार है और उसके मुनाफे में कितना इजाफा हो रहा है। इस तरह की जानकारी हासिल करना बहुत मुश्किल नहीं है। जो निवेशक इस तरह के झंझटों में नहीं पड़ना चाहते, उनके लिए म्यूचुअल फंड का रास्ता खुला है। अब मिडकैप और स्मॉलकैप कंपनियों के प्रदर्शन में सुधार हो रहा है। मौजूदा हालात में एफएमसीजी, बैंक और मेटल शेयरों में पैसा लगाया जा सकता है।

Savings – What does that mean?



For more then about three decades, Americans had deleted word 'savings' from their dictionary. Average American family believed in so called 'enjoying life.' Unfortunately, they were getting enjoyment from materialism. Their government encouraged citizens to spend so that economy keeps moving ahead. Government was doing this to protect vested interest of the big corporates. For about 30 years, citizens were made to believe that only if they spend, economy would grow. If economy grows, they will have jobs and salary. Therefore, buzzword was spend, spend and spend.

However, common sense tells us that every borrowed fund has to be paid back sometime. When time to pay back arrived, Americans felt the heat. Towards the end of 2006/07 situation was so pathetic that average American family had negative savings rate. This means that every year they were spending more then what they earned. As per their official statistics, for every US$ 100 earned, families were spending US$ 110. Most families were spending 10% more then their income every year for several decades. In 2007-08 when USA and rest of the world went into crisis, families that had debt were hit severely. There were pay cuts and job losses but their loans and EMI continued. Since there were no savings, there wasn't anything to fall back upon. Do you know one of the biggest causes of divorces in USA? It is financial debt. In addition, divorce does not only affect couples, it also affects children. Children of divorced couples are very insecure.

However, USA has learnt its lesson. Last week while I was addressing a conference in Denver USA, local financial planners told me that people have started saving. From negative 10% savings, now average American family saves about 6% of income annually. Their government is now spending money to tell its citizens importance of savings. When I told them that in India savings to GDP ratio is more then 25%, they were amazed. They were shocked that even though we were saving so much, how our economy was booming. They also wanted to understand the secret of India that saved us during world financial crisis. The answer is our saving habits.

Borrowing is nothing but spending our future unearned, uncertain income today. When we borrow and spend we are spending our future income today – our spending happens today but repayment happens from future income. Future income is not earned yet and future is always uncertain. However once we borrow, our loan repayment becomes certain. Therefore, we are trapped into an uncertain income but certain loan repayment. During loan repayment tenure if there is any kind of income loss then savings can help bridge the gap. However if there is no savings then families get into difficulties. This is what happened to USA and several other western economies.
